How to Get a Duplicate Mobile Home Title (Lost or Destroyed)

What If There Is a Lien on the Title?

After You Get the Duplicate: The Transfer Process

Once the duplicate title is issued, it becomes the legally valid title document — the original is void. The buyer has no way to tell (and no reason to care) that it's a duplicate rather than an original — it carries the same legal weight.

Lost Title When Buying: Never Pay Without One

A seller who claims the title is "lost" but is unwilling to wait for a duplicate before receiving full payment is a significant red flag. The duplicate process takes days to weeks — a legitimate seller will either apply for the duplicate before listing, or will agree to close only after the duplicate arrives. Never hand over full payment for a home with no title in hand.
