Why This Site Exists
More than 22 million Americans live in manufactured homes. When it comes time to sell, inherit, refinance, or move one of these homes, the title transfer process is confusing in a way that has real consequences: wrong agency, wrong form, wrong fee — and suddenly weeks of delay in a transaction that was supposed to close last month.
The information exists. Every state agency publishes their forms and fee schedules. But the guidance for how to actually navigate the process — which forms in which order, what to do when the lender is gone, why your state uses a housing department instead of the DMV, what the difference is between a chattel loan and a mortgage — is nowhere in one place, written for real people who are not real estate lawyers.
MobileHomeTitleTransfer is that one place. We research each state's process, call the agencies, read the statutes, and write plain-English guides that answer the questions people are actually asking when they type "how do I transfer a mobile home title in [state]" into a search engine at 11pm.
How We Research Our Guides
Every state guide on this site is built from primary sources:
- State agency websites — The official source for current forms, fee schedules, and process documentation. We link to official agency sites wherever possible.
- State statutes — Title transfer requirements are set by statute in each state. We reference the specific code sections when relevant.
- Phone verification — Before publishing specific procedural details (especially for less-common situations like lien releases from closed lenders or pre-1976 homes), we contact the state agency directly to confirm current requirements.
- Reader feedback — When readers report that a form number has changed, a fee has been updated, or a process has been modified, we investigate and update accordingly.
We do not rely on secondary sources, aggregator sites, or AI-generated content for our factual claims. The specifics in our guides — form numbers, agency phone numbers, fee amounts, processing times — come from the agencies themselves.
Our Editorial Standards
Every guide on this site follows the same standard:
- Specific, not generic. We name the agency, the form number, the phone number, and the current fee — not just "contact your state agency."
- Verified against primary sources. We cross-reference state agency websites, published fee schedules, and statutes. We note when something requires independent verification because it changes frequently.
- Honest about limitations. If a situation is complex enough to require an attorney, we say so clearly. We don't encourage people to DIY situations where professional help is warranted.
- Updated when information changes. Forms change. Fees change. Agency contacts change. We review and update guides when we become aware of changes — and we include "2025" in titles to signal when the guide was last verified.
- Not legal advice. We explain the administrative process clearly, but we are not lawyers and this site is not a substitute for legal counsel. We say this clearly and often.

Accuracy and Updates
Manufactured home title requirements change. Fee schedules are updated by legislatures. Agencies merge, rename, or move. Forms are revised. We make every effort to keep our guides current, but we cannot guarantee that every detail reflects requirements at the exact moment you are filing. Always verify current requirements directly with your state agency before submitting paperwork.
If you find an error — an outdated form number, a changed phone number, a fee that no longer matches — please contact us. We investigate and update promptly.
